How to Place an Order

  • Email us letting us know you are ready to place an order and give us a good phone number to call you back and a salesperson will call you and help you with placing your order with us.

  • Send us an email with your name, delivery/shipping address, phone number, quantity and descriptions including color of the items you want to order. Once we receive your order we will make an invoice and email it to you. The invoice can then be paid directly from the invoice by e-check directly from your checking account or you may mail us a personal check, business check, cashiers check, or money order along with a copy of your invoice to pay for your order.

  • Email us letting us letting us know what you would like to get a quote on? Make sure you include  the item or items descriptions and quantities, your name, phone number and if you are also wanting a quote for shipping and delivery please include your shipping / delivery address. We will get you a quote and email you back within 24 hours during normal business hours of Monday through Friday from 8-4. If you are wanting a quote on a custom barn or horse stalls please provide a phone number where a person from our fabrication shop can call you back and talk to you about your custom project.

Payment Information

A minimum deposit is required at the time all buildings over $10,000 are placed on order, and the remaining balance is then due prior to delivery. Depending on the size and whether or not it is a finished cabin further payments maybe required 30 days after purchase and then again final payment before delivery. All coops, kennels and outdoor living products under $10,000 get paid in full at time of order. Deposits and payments may be paid by check, credit card charge to Customer’s Visa or MasterCard, Amerex (Card Use has a 3% Surcharge), and ACH from customers checking account. All horse barns, run in sheds, livestock shelters, mini barns, garages, chicken coops, kennels and outdoor living products under $10,000 will need to paid in full at time of order. Buildings under $30,000 require a 50% deposit at time of order, the remaining balance is due prior to delivery. Buildings over $30,000 require a 35% deposit, at 30 days from purchase an additional 55% is required, remaining balance is due just prior to delivery of the building.

If any check is returned for insufficient funds, Customer will be responsible for all costs associated therewith including a processing charge of $38. Sales tax will be collected at the applicable rates required by law, unless you are farm tax exempt and you fill out that form.

Deliveries are normally made Monday through Friday between the hours of 8am and 6 pm depending on Customer location. Mileage is based upon the distance from Rockville Indiana 47872, to the requested delivery location. Wabash Valley Enterprises LLC reserves the right to reschedule deliveries due to inclement weather, periods of excessive rain or other events beyond our control. Wabash Valley Enterprises LLC also asks that Customers request delivery be rescheduled should Customer believe inclement weather, soft ground or other conditions exist which would impede the safe delivery of the building or cause damage to the delivery truck or trailer or Customer’s property or otherwise make delivery exceptionally difficult for the driver.


To ensure refund of deposit monies upon cancellation of an order, cancellations must be received in writing at our address 3297 E 350 N Marshall Indiana 47859 within 3 business days after the order is placed. Additionally, if the building has already been shipped when the cancellation is received, Customer will be responsible for all shipping and hauling costs incurred.

Regardless of when the cancellation is received, Customer will be responsible for all cost of permits, setup, etc., incurred by Wabash Valley Enterprises LLC prior to receipt of Customer’s written cancellation. Any monies charged to a credit card will be refunded minus 3% processing fee. Cancelled orders subject to a 25% restocking fee.

Access must be provided to the building site or delivery will be made to the closest acceptable site. Customer understands that the equipment used to deliver our buildings are heavy and therefore, Customer warrants to Wabash Valley Enterprises LLC that the driveway of Customer is capable of holding the weight of the equipment and building. In the event the driveway, yard or property is damaged despite this warranty by Customer, Customer waives any cause of action against Wabash Valley Enterprises LLC or its subcontractors for any damage associated with the trucks and trailers of Wabash valley Enterprises LLC or its subcontractors.

Customer understands that it may be necessary for Wabash Valley Enterprises LLC or its subcontractors to drive across or through Customer’s lawn, pasture or other ground. Customer also waives any course of action against Wabash Valley Enterprises LLC or its subcontractors for any damage caused to Customer’s lawn, pastures, ground, fences, gates, structures, buildings, animals or other property whatsoever. Customer will obtain and pay for any building permits or sealed drawings needed and failure thereof will not excuse Customer’s performance hereunder. Customer is responsible to ensure that said location is not in conflict with any building code or zoning ordinance for the area. The Customer is responsible for any and all site preparation, including leveling, fill and grading. Customer agrees to be responsible for determining the location of the building. Customer is responsible for the breaking, cutting or damaging of any wires, cables, septic tanks, pipes, etc., in the course of delivery or set up of the building and Wabash valley Enterprises LLC shall not be responsible therefore. Wabash Valley Enterprises LLC bears no liability for inadequate soil bearing, legal setbacks or height restrictions. Customer aggress to pay extra costs should surface or underground obstructions cause Wabash Valley Enterprises LLC to incur extra costs in the course of delivering and setting up the building.

Dates of commencement and completion may be extended for delays occasioned by acts of the Customer, strikes, inclement weather, or other causes beyond Wabash Valley Enterprises LLC's control. Any alterations, changes or deviations from specifications involving extra costs will be performed by Wabash Valley Enterprises LLC only upon executed written orders from Customer, and will become an extra charge over and above the contract price which shall be paid by Customer at the time of delivery or the building.

This Agreement shall not be amended except by a written document signed by both parties. If any portion of this Agreement shall be declared invalid or unenforceable by a Court of competent jurisdiction in the State of Indiana, the remainder of the Agreement shall remain in full force and effect as though this Agreement never contained that portion. In the event a dispute shall arise between the parties to this Agreement, it is hereby agreed that the dispute shall be referred to Arbitration for arbitration in accordance with the applicable United States Arbitration and Mediation Rules of Arbitration. The arbitrator’s decision shall be final and legally binding and judgment may be entered thereon. This Agreement and all controversies hereunder shall be governed by and construed in accordance with the laws of the State of Indiana without regard to its of conflicts of law. Customer agrees that the State of Indiana, and specifically Parke County, shall be the sole venue for any litigation as a result of any disputes under this Agreement.

All warranties are contingent upon payment in full according to contract terms. No complaint as to work product shall excuse Customer from completing its payment obligation s under this Agreement. Customer agrees that Wabash Valley Enterprises LLC’s liability under this contract shall not be permitted to exceed the fee paid to Wabash Valley Enterprises LLC by Customer, and Customer waives any liability in excess of that amount. Customer further agrees that Wabash Valley Enterprises LLC shall not be liable for any incidental, special, punitive, or consequential damages to Customer even if Wabash Valley Enterprises LLC was advised of the possibility of such damages. No failure or delay on the part of Wabash Valley Enterprises LLC to enforce any obligations of Customer under this Agreement shall be deemed a waiver of the right to enforce those obligations in the future. Customer gives Wabash Valley Enterprises LLC Permission to photograph the building for advertisement purposes. Customer may not assign any rights under this Agreement.

The Customer also agrees that if payment of invoice IN FULL is more than 30 days past due, Wabash Valley Enterprises LLC reserves the right to take full ownership of the above mentioned building, including the right to enter the property and remove the building for return to Wabash Valley Enterprises LLC. In this event, there will be no return of principal, and the Customer thereby releases any claims of ownership of the above mentioned structure. Wabash Valley Enterprises LLC is granted the right to resell, reuse, or dispose of the building as it sees fit.

The above prices, specifications, terms and condition are satisfactory and are hereby accepted by Customer(s). I/We hereby authorize Wabash Valley Enterprises LLC to do the work as specified and further agree to make payment to Wabash Valley Enterprises LLC as outline above.

Rent To Own

  • Rent to own is available on most of our products if you live in Indiana or Illinois and are within 150 miles of Rockville Indiana

  • You will have to schedule an appointment to come to our sales office to fill out paperwork.

  • You will need a valid drivers license or ID card, social security card, and proof of employment.

  • You will need to have your security deposit if required and your first months payment at the time you fill out your rent to own paper work.

  • We do not do rent to own on anything over $10,000.

Building Permits and Zoning

  • It is the customers responsibility get any building permits or zoning permits through their county planing office prior to placing an order for one of our buildings.

  • If you order a building custom or not and once the building is built and you find out you can not get a permit or have the building because of zoning it will then be your responsibility to sell or move your building.
